Major Premium is the major cycle with an upgraded set of finishing and engineering. The base is the same: demolition, rough works, leveling, electrical, plumbing, tiling, ceilings, finishing, floors, doors, and sanitary ware. The difference is a more demanding finish and engineering outline, which we lock in the estimate after survey.

The package makes sense when the base major composition is not enough: more complex finishing junctions, extended engineering, a different level of finish coverings. We do not invent the list in advance — the apartment inspection supplies it.

Labour starts from UZS 1,500,000 per m². That is a guide. Materials, delivery, lifting, and haulage of a large volume of debris are not included. The final figure follows the schedule of works and approval of the estimate. Minimum order starts from UZS 350,000.

In-house crews and daily photo reports are on the job. Warranty on works is by contract. Dates appear in the contract after the scope — we do not preset a number of days.

If a standard major outline is enough, take the major package. If the core of the job is a design concept and authored solutions, choose designer or Designer Premium.

The package sum is labour only: craftsmen, standard professional tools, and work to specification. Construction and finishing materials, delivery, lifting, and haulage of a large volume of debris are not included.

How the price is formed

Labour for this package starts from UZS 1,500,000 / m². The figure on the site is a guide: package rate × area is not a final estimate.

The minimum crew call-out or order value starts from UZS 350,000. For a small scope we price not only by area, but by the actual composition and complexity of the works.

The final cost is set after the survey, the schedule of works, the materials calculation, and approval of the estimate. Base rates assume standard conditions; difficult access, height, work in an occupied apartment, and irregular geometry are assessed on site.

How the work proceeds

During the works the workplace is cleaned after each stage. In-house crews stay on the job; you see progress in daily photo reports.

Request
Submit a request on the website or contact us in a convenient way: a short description of the apartment, the package you have in mind, and a suitable time for the visit.

Survey
A specialist visits the property, inspects the rooms, and records quantities, the condition of finishes and utilities, access, and your requirements. We do not approve an estimate without an on-site survey.

Estimate
We prepare the schedule of works. Materials are priced separately and purchased by you or by us under an agreed estimate. Package rate × area remains a guide at this stage.

Contract
We document the scope, labour cost, schedule, and warranty obligations. Extra work is carried out only after separate approval.

Works
BARAKASARAY in-house crews carry out the works. You receive daily photo reports; decisions that change the result or the estimate are agreed in advance.

Handover
We inspect the result together, close comments, and sign the completion certificate. Warranty on completed works is set out in the contract.

After handover

Warranty on completed works is set out in the contract. It does not cover natural wear, mechanical damage, damage from incorrect use, consequences of leaks and utility failures, or defects caused by materials supplied by the client.
