BARAKASARAY cosmetic renovation is a finish refresh without major intervention in utilities. The package is for an apartment where networks are sound and wall geometry is generally normal: you need surfaces renewed, not engineering rebuilt.

The labour composition covers surface preparation, priming, local leveling, filling, painting or wallpaper, floor covering, skirting, and basic socket and light fitting installation. That is craftsmen’s work. Materials for these items are priced separately.

The rate starts from UZS 325,000 per m². It is a labour guide, not a turnkey apartment price. The final figure comes after the visit, measurement, and estimate. The minimum crew order starts from UZS 350,000.

In-house crews work on site. You receive daily photo reports during renovation. Schedule and warranty are documented in the contract after the scope is agreed. We do not publish a duration in days: it depends on area, condition, and access.

The package does not replace a major cycle. If you need strip-out, full electrical and plumbing, leveling of all planes, or wet-zone tiling from scratch, look at major or designer renovation.

Who this package is for

An apartment with sound utilities: replacing stacks, water distribution, and power wiring is not part of this package.
Walls without critical deviations: local leveling is enough, not plastering every plane on guides.
The task is to refresh finishes: paint or wallpaper, floor covering, skirting, basic sockets and lighting.
You want a clear scope and an estimate after survey, without hidden engineering appearing mid-job.

When to choose another package

You need a full redo: demolition, rough works, electrical, plumbing, tiling, ceilings, and finishing — that is the major package.
You plan a design concept, complex lighting scenes, concealed doors, and decorative finishes — that is the designer package.
Wall and floor geometry needs full leveling, and utilities need replacement. Cosmetic work does not cover that.
There is no access for a survey: we do not approve labour scope or price without a visit.

The package card lists the labour composition: preparation, primer, local leveling, filling, paint or wallpaper, flooring, skirting, basic sockets and lights. That is work. Paint, wallpaper, coverings, fittings, and consumables are not in the rate.

Not included in the labour price

The package sum is labour only: craftsmen, standard professional tools, and work to specification. Construction and finishing materials, delivery, lifting, and haulage of a large volume of debris are not included.

How the price is formed

Labour for this package starts from UZS 325,000 / m². The figure on the site is a guide: package rate × area is not a final estimate.

The minimum crew call-out or order value starts from UZS 350,000. For a small scope we price not only by area, but by the actual composition and complexity of the works.

The final cost is set after the survey, the schedule of works, the materials calculation, and approval of the estimate. Base rates assume standard conditions; difficult access, height, work in an occupied apartment, and irregular geometry are assessed on site.

How the work proceeds

During the works the workplace is cleaned after each stage. In-house crews stay on the job; you see progress in daily photo reports.

Request
Submit a request on the website or contact us in a convenient way: a short description of the apartment, the package you have in mind, and a suitable time for the visit.

Survey
A specialist visits the property, inspects the rooms, and records quantities, the condition of finishes and utilities, access, and your requirements. We do not approve an estimate without an on-site survey.

Estimate
We prepare the schedule of works. Materials are priced separately and purchased by you or by us under an agreed estimate. Package rate × area remains a guide at this stage.

Contract
We document the scope, labour cost, schedule, and warranty obligations. Extra work is carried out only after separate approval.

Works
BARAKASARAY in-house crews carry out the works. You receive daily photo reports; decisions that change the result or the estimate are agreed in advance.

Handover
We inspect the result together, close comments, and sign the completion certificate. Warranty on completed works is set out in the contract.

After handover

Warranty on completed works is set out in the contract. It does not cover natural wear, mechanical damage, damage from incorrect use, consequences of leaks and utility failures, or defects caused by materials supplied by the client.

Materials remain a separate budget: you purchase them yourself or we purchase them under an agreed estimate. Extra items appear in the estimate only after approval.

We survey in any of the twelve tumans. The office is in Yakkasaray, 53B Shota Rustaveli Street. We confirm the cosmetic scope on site: utilities and geometry must match the package, otherwise we propose a different composition.
